Personally, since this tax was intstiuted, I think players should have the option of selling their houses back to GMs. Some people can't afford the extra cash. Just my opinion.

Yeah, that would be a great way to get around the problem of ppl owning too mahy houses or having bought a single house, that they suddenly have difficulty paying the rent for...

And once again, I love the rent idea but like Dou said in another post, it needs tweaking :wink:

Wonderfull idea Broadband! Come on guys, if you're skills are low enough that you can't pay for a house, wait until they're high enough. And I think it's funny how many GM smiths are objecting... My smith's smithing is still in the 80s and I'll be able to pay the rent with a couple of loads of gorgets...

And I totally agree with you, Duo. I initialliy supported the raised armor prices, but stuff is hella hard to sell now. Frankly even though my smith is a member of STA I've been selling at lower prices. I think the high fish and armor prices are also making people create more mules (hence the millions of smiths out there), which results in lower sales. I've been working like mad on a fisherman because I don't want to be milked by the fisherman cartel. I'm planning on selling stat fish at 2-3k.

*Hopes heph doesn't kick his ass for not selling at STA prices :P *

Got nothing against the taxes(unless they're sky high :mrgreen: )

Poeople shouldn't expect stuff to become any cheaper tho. If your taxes rise, would you run to your employer asking for a lower wage? Prices are where they are because of shortage of goods, not purely greed. This will adjust itself once enough goods become available.

Anyway, if I sell stuff I sell it for what I believe it's worth vs the time spent and the cash a person could gather by hunting in the same ammount of time. I've actually forced myself not to give stuff away for free so the economy won't go poof.

And good luck in keeping the 2-3k Certocet, if you can supply enough fish for half the shard that is :mrgreen:

Great idea guys!

I agree that it is hard to sell a house to another player and you may no longer need your small house because you upgraded but don't want your 50k going to waste.

I'll take a look late tonight into making it so you can sell your house.

Additionally I'm not trying to stop people from chatting. I'm just saying it will give people a reason to keep making products and hitting the dungeons.

As far as the vendor lodge is concerned. There are too many vendors. I only had 15 vendors because many more really was too much for the client. Blinkers or Jorus finally gave into the demands you guys had for more vendors and now the area is unstable because of that.

I'm just concerned that the raised armor prices are soon going to bite us smiths in the ass, as everyone makes smiths for themselves. Same thing may happen to you :wink: .

But anyways, we all have the right to charge what we want. Like I said in another thread, if people are buying at your prices, great. I don't have to be one of them.

Broadband, does this mean insta-logging in your house wasn't possible (or desired)?

I love the idea of this tax on houses. I sure as heck don't mind it for my own house. But I'm sure as heck not going to get tipped anymore when selling animals. Usually people pay 10-25% more for my animals when buying them in bulk and even will pay tip when buying single white or tan horses. I highly doubt I'll see those tips now.

i didnt really read a whole lot of posts from what i saw though i may be one of the few against the idea of the tax. Why not just enforce the rule thats why they are there no?

Just say any player with more than one house has X amount of days to go down to one. Thier fault they didnt read the rules. Ive have always ownd one house per player for 2 yrs now. Im just bummed once again a group is messing it up for the rest.

ok first off i hated this idea when blinkers brought it up im a pk i dont bank sit i cant bank sit this is for one reason y it is bullshit pkers cant go into town so therefore we cant sell items we get while hunting basically cutting our profits down in half another reason i hate this idea is THIS IS A f***** GAME SUPPOSSED TO BE NOT REAL OK THAT MEANS f*** TAXES IF THEY R GOING TO BANK SIT LET THEM BANK SIT FOLLOW ALL THE f***** BANK SITTERS ONE DAY AND THE PPL THAT HAVE MULTIPLE HOUSE AROUND MARK WHERE THEIR SHIT IS AND DELETE IT ok thats the other part will take awhile but ur basically killing pkers with this patch it once agian proves that this is a anti pk shard cause unlike some of the pks all r alternate chars r pks too and some pks like me r pretty much hated by every1 so i cant sell the stuff i get no way around it

First of all; 10 - 15 houses? I thought there was a 5 per account limit! why are you letting them have more? It says only 5 so stick with 5 and make them delete the rest, or at least sell.

If there is an option to sell your house back to a vendor that would be cool, especially for those that want to upgrade but if you do set this up, why not go one step further and make these second hand deeds available at a reduced fee to help newbies start on the property ladder, obviously there would need to be a restriction like you did not have a house on your account or something like that, possible do you think?

I don't mind the land tax as long as the vendors will buy my stuff so i can raise the cash but, this is likely to make more people sell so less chance to sell goods, i think this needs looking at, i have often found myself hording items because all the vendors were out of cash!

As you have now extended the refresh time to 60 days, could you work it so that those that have decayed are deleted the next day after decay, the amount of houses i have seen that have decayed and lost their house signs is increasing but they are still sat there, why? once it has decayed, delete it, that is the idea is it not to clear clutter from the shard, so clear it.

Although I myself have never "bank sat" still too new i guess, lol, i can see why a lot do, good from the social point of view and useful for other players to find them. Would it be possible to make an area for just such activity, a sort of "Market Square" it would need to be guarded to work but then these players would have a meeting point and an area to sell their services or goods and ease the load on the vendors lodge. Perhaps it could have stalls in it for the different trades to gather around, so if you wanted food or fish go to the stall that looked like a fishmarket, armour and weapons could be made and repaired at the blacksmith's hut that had an anvil and forge outside, furniture and house ornaments could be bought from the antiques stall, a table covered in different coloured rolls of cloth for the tailors, etc. What do you think, a safe place that all could find and chat in or at like a real market place.

On the subject of Tailors, i think you should get the tailor vendors back into their shops, i have a tailor and know of several other tailor characters but it is almost impossible to sell the clothing, with the land tax up, get the vendors back please.

lol Why is everyone overlooking the point? Getting people off their ass and not using bandwidth to sit around and make AOL chat rooms with blackrock armor and swords? This isn't about banning houses... it's about getting people moving. If the number of houses was an issue... they'd be limited... but since that's not as much an issue as is sitting around doing nothing taking up space when another player could be on building up their own.

Just get out and kill stuff. I can easily make 500+gp in an hour or so of fighting skele's in the gy. Couple days of that pays for a small house's tax. So chill out and go kill stuff. It's better for everyone.
